Advise - I got 125K cash, what kind of house can I afford in Bay area?

I got 125K cash and thinking of putting it towards buying a house by the end of the year.

Spouse is working as well, both of our TC = 400K

What kind of house I can afford, which locality?

      There is a waste treatment plant near 237 / 880 and the usual wind pattern from that covers Milpitas

      FYI, landfill + waste treatment is on land owned by San Jose and Milpitas cannot remove them or force them out. In fact San Jose approved new height/expansion few years ago. I expect the smell to get way worse.

      If you plan on staying indoors all day everyday and never open a window, Milpitas might be okay. Otherwise j would stay the hell away.

      Not all areas in Milpitas smells bad. Avoid the area between 680 and 880

      I can confirm it DOES not smell that bad. I smelled for myself and seems like something that would only get annoying on hot days. I’m touring places over the next few days and it’s not bad. Could be the rain today but the area I looked at was close to Cisco and Intel San Jose.

      I told you to avoid because I work in the area and it is pretty bad. Specially In hot weather. Working there is shitty, living must be worse. I work by 237 and McCarthy

      All I’m saying is smell for yourself then decide? I mean if you’ve ever lived in a dirty non-us city or downtown SF with shit on the sidewalk on a hot day it’s not bad IMHO and it’s not every day like Bangalore or Beijing.

    You need 300k-400k down for a decent place around here that isn’t a dump next to the freeway surrounded by crime

      I guess “decent place” is relative but I’m referring to something like
      3 bed 2 bath with garage, back yard, no shared walls, safe neighborhood, within 10 miles of work. That combo is at least 1.5 million around the South Bay.

    You can get a Condo/Townhome for 600k-800k.

    Look for South San Jose/Sunnyvale/Santa Clara.

    You should try for 20% down, maybe borrow from a friend/relatives and pay back in next 6-12mo

    Another option is to go for 10% down

    With your combined TC monthly mortgage should not be a problem

      Provided schools, crime, and value fluctuations don’t matter to you.

      In this market I would recommend rent and save over buying unless you’re buying above “starter home” in a good school district. Basically if the houses there were a mil plus in 2011 it’s probably a good buy, otherwise if something happens to local tech it’s gonna sink faster than Uber’s stock.

    Look in the east bay for cheaper housing. Many places you could buy a great home with that down payment and TC. Also helps to not buy during peak season.

    If you are buying a primary residence and have apple income you can often get a mortgage with 10% down. So about 1.2M worth of house.

    You may also be able to borrow against your 401k to boost your down payment.

    As for what kind of house it really depends where you want to live. The bay area is huge and it's all expensive but the level of expensive varies a lot

  • Navy Federal and SoFi offer loans with no down payment. As long as you have the income and credit, you should be good for about a 1M considering your TC.

    With TC 400K you could save another 125K within a year and buy a 1.25M house with 20% down.

    You can probably find a decent house in San Jose or Daly City/South SF
