Any thoughts on West New York, NJ for buying a house
I’m looking at houses in West New York, NJ. This seems to be an unexplored area. You can reach Times Square (PABT) in literally like 25 mins ? Not sure what the catch is. Jersey City and other places in Manhattan are literally unaffordable.

Don’t forget NJ property tax is one of the highest in the US. In NY, you pay to landlord, in NJ you pay to state. If property tax is 10k per year, you will pay 300k to state in 30 years. 10k is usually for 2 bedroom apartments
You’ll know which areas in Jersey have good schools cuz they’re more expensive
It wont be 25 min during rush hour. Plus bad school district
Gotcha. I was thinking more from an investment perspective. Buy at a medium price and get a cash flow of 6-10%. Even though it’s a bad School district, people who work in the city still prefer staying in areas closer to the city with easy access to transportation. Thoughts ?

Yup, good area. Not a great school district but good from a commute perspective to the city.
Thanks! So it’s quite safe? I’m looking at the apt along Hudson Ave, not along the river. Also seems this is old-fashioned Hispanic cultural zone. Would it feel culture-exclusive for non-Hispanic? I cannot even find any whole food market around. But I guess most people here drive for grocery. But I totally agree housing price here is amazing and good commute to city!
Yup, peaceful. Blvd east has good views but a bit pricey. Jfk Blvd toward 58 to 59th Street has good houses for a decent price. There is a Whole Foods in Weehawken. Definitely, a good location for an easy commute to the city.
There is no good school district in Hudson county
It's less nice and probably has worse schools. That's really the only catch
