4% is really good in the current market.

How the hell did you get 4%? Cost of home? Points? Last Monday I got a quote for 4.375% and having to have 500k with them.
That was for a 2.5M purchase 20% down, but last time I checked more down did not help too much.
Cost of home is 1M+. No points. Yes Both Citi/WF require relationship accounts (250K+ in their bank account/brokerage combined)

Sounds like these 4% rates are for ARM. There was new articles that the average for 30!years fixed crossed 5%.
Arm is 3.5% no points and 25% downpayment
Jumbo loans have lower rates

The 250k you have in there really helps.
I'm sure, I wonder if the rate is contingent on maintaining that? Can that money go into the down payment? If so, it doesn't make sense how they can give such a low rate. People can just move money in to get the deal, then move it back out
