Contemplating move to San Diego from Bay Area. If current TC in Bay Area is 200k, how much should the equivalent TC in San Diego be ?

Nerdwallet says 200K in SF should be about 143K in SD. https://www.nerdwallet.com/cost-of-living-calculator/compare/san-francisco-ca-vs-san-diego-ca I live in SD, TC 160K and have a great standard of living imo. I could buy a house here but have no chance unless I made a ton more in the bay area. Lived in Alameda 3 years ago, paid 2275 for a 2 bedroom apartment and commuted to SF for 1+ hours on average. Now I have a 20 min commute, live in a luxury complex in La Jolla and pay < 2000/month with about a 10 min drive to the best beach in SD. Best move of my life. Highly recommend :D

I should mention I have a 1 bedroom. If you want a 2 bedroom then yeah they're more expensive, but still quite a bit less than what a 2 bedroom in SF would be!

I keep seeing posts from people talking about 1.5k in Mira Mesa and 2k in nice areas, but no one posted at least few examples. The link above shows starting price at 2.3k, but there is no availability at this price

Been out by regents once. The pizza taproom there makes the move worth it, forget the financials

I live in the Bay Area, near embarcadero and pay 4.5k for a 1 bedroom. Sounds like San Diego is way cheaper.

160K I think. I did the opposite move and went from SD to bay area. TC jumped from 150 to 195K

$500 less per month on rent, that is all the difference

How is that a big difference. That's 6K after taxes. Make that 10K before taxes. So 190K instead of 200K.

Ofcourse nice weather tax, beach tax are subjective. Anyway, to each his own.

One big difference is you can still buy a 500K town home there. Forget about the same house any less than a million here.

Wait you’re saying the same house would be more expensive in SD than the Bay Area? Damn. :(

      No the opposite

Ahhh. So then the same house would be cheaper in Bay Area instead of being more expensive in San Diego?

You are only saving on rent/mortgage. So less 25k, imo

San Diego is not much cheaper, I agree that it's basically 500$ cheaper rent, so Ideally look for the same TC to have at least small increase..

I am talking about the late 80's/early 90s condos in Mira Mesa.

UTC is a premium area. You can argue that downtown Oceanview condos are $3000 for 1br too. :)

Compare what you get in bay area and stay at the same quality. It's comparable to Mira Mesa, Clairmont, Poway

    • GoPro / QA khtq18
Well, how about commute from Mira Mesa to downtown(where most of new startups are)? Again to UTC you will sit in the traffic for about 45 minutes.
And just checked padmapper, 1b starts from 2k

Sorrento Valley isn't Mira Mesa. Mira Mesa will be $200-400 cheaper compared to Sorrento valley.

apple to apple comparison for apartment is Sunnyvale to Mira Mesa (zipcode 92126). you will find 700-800 per month difference in rent. about 10k annually. not significant.
however, when coming to buying a home, you will find a big difference.

Mira Mesa is a bit of a cherry pick though... just happens to have cheaper rent bc it's less desirable

      @sdengg so is Sunnyvale... :)

Try to keep it same. That should be a decent bump in TC considering the area. In my opinion SD has way better lifestyle than Bay Area

Expect to pay $2000 to $3000 a year for air conditioning depending on how far inland.

Seriously. OP is moving to San Diego not Phoenix. It gets hotter for couple of months and colder couple of months. While Bay Area is much more colder than San Diego.

Ask same salary as Bay Area. Quality of life is better in San Diego. Nice warm beaches. You will get cheaper rent and better homes with less prices. All your Bay Area friends will be jealous of you once you move.

I think the biggest cost difference between the two cities is housing. In general expect a slight 15% lower pay in SD.
