Anything red where economy is booming, don’t do terrible blue places like NY or CA where democrats will tax the hell out of any business

Counter argument: booming economies in liberal cities make for the best rentals. CA in particular provides larger tax breaks and property taxes are capped at 2% yearly increases.

      Third argument

Anywhere the economy is booming. It’s silly to make investments based on red vs blue. Capitalism is all about green.

      And to forestall any naysayers:
I live and own in red (IN), own in purple (OH), own in blue (MI)

If you want to parse it even farther, take purple OH, I own in Franklin (deep blue) and Butler (deep red).

The micro economic picture (local level) is often clearer than the macro-economics (state level).

      E.g.
Kansas (red) is an economic shitbag while Overland Park Area(blue) is a thriving oasis.

Conversely, Illinois (blue) is an economic clusterfuck while Hazel Crest (red) is an economic miracle.

Guess what, if you live long enough the red, purple, blue labels will shift in most places anyways.

No. It's all becoming stagnant in Raleigh.

The RE is cheap and there are a lot of renters due to pretty stagnant industry/local economy.

Southern Maine is great for summer vacationers. For what you charge per week for the summer season, you could probably carry through the winter.

How's Dallas or Houston for cash flow?

One friend of mine who owns a house there said rental income from Dallas goes straight to bank mortgage.

      Anyone to confirm?

City where Amazon is building 2nd headquarters. In 10 years, property prices will be at least 3 times if not more.

Bozeman, MT for college rentals. Demand exceeds supply. Pick up a condo or two.

      What part of Bozeman?

Honestly, you can’t go wrong with any part (as it’s not a big city), but near the university is great. Because there are a few startups as well as Oracle and LexisNexis, you can find a place in Bozeman for them to rent, too. If you did a lease around the school quarters - you can keep the same tenant all year long but out-of-state renters sometimes go home for the summer, you could rent out the place in summer to fly fishermen or vacationers heading to West Yellowstone.

Hahaha, funny joke, that’s speculation, not an investment. Unless you can cover your mortgage with rental income
