College towns are usually pretty good investments, as long as you get parents as co-signers. Homes are usually cheap, and rent is covered as long as you get enough student roommates to split it. But you might be paying for repairs every summer...

Mashvisor is an excellent app for this. Paid, but worth it.
It’s more like Zillow, not worth the cost.
I’ve been using Mashvisor for a year and it’s quality has gone down significantly. No support for evaluating multi family properties and a wonky/broken filter system. I’m about to give up on it.
