Buying condo in SF vs townhome in peninsula

A family of 3. Both me and my wife work in the city. Both software engineers. Kid < a year old. Which area would you recommend for buying a home? With respect to commute, SF gives us an ideal commute right now, but peninsula gives us more flexibility to switch jobs since both South Bay and the city are not too far. Overall cost would be similar but, we will get more space in peninsula.

Depends what are your priorities Living in city would give you - saving on commute time - more dining options - you will pay a lot for a small space - day cares are expensive in city Living in peninsula - some commute time - buy large home with backyard for kid to play - better schools option

Many apartments in SF are old, and the sound insulation is pretty bad. I heard horror stories of people paying $1.5M+ and having all sort of issues with the upstairs/downstairs neighbors. If you commute to the city Orinda/Lafayette are better options than the peninsula and have great schools. Public schools in the city are a mess due to the lottery system, and private schools are prohibitively expensive.

Why are you only considering condos and townhomes? Look into single family homes.

Maintenance involved freaks me out. Most of SFHs are built before 1950s.

Just do a proper pre-purchase inspection. I bought a SFH built in 1950. Maintenance is not too bad.
