Did anyone buy commercial property ( Rental investment ) ? Office spaces ? Medical condos etc etc ? How does this compare to buying a home for investment ? I am mainly concerned about the dallas area but want to hear from y’all about other places as well ?

Commercial RE is regional. I own 2 in the Midwest (I am part of the ownership group). A strip mall and a mixed use building. The return have been better than residential but only by a bit. You lock in a 10 year lease which is awesome but lease rates rocketed in the last 5 and you’re locked out for several more years. If you choose a booming city in a booming state then you’re set. Giant mortgages and property tax bills always makes me uneasy. But that’s the risk part of the business.
Dallas is too hot. Look in small towns where you’ve never heard the name of.
