Buyers agent provide little value honestly , most of them are bad . All of them will claim to be great. Statistically you will end up with a bad agent
Make sure you have good listing photos (photoshop in furniture) or stage the house with rental furniture. It will pay off. More leads, more bidders, etc. The best way to position a listing to make as many people as possible really want it.
You don't pick real estate agents for how much they give you back in nickels and dimes. You pick an agent who can negotiate on your behalf and give you $100k+ value and understands your needs better so you get the perfect house for your situation instead of a compromise.

This is utter BS. 99% of the Realtors don't have the ability that you are saying. Most likely the market will put a price on the property and all a realtor has to and will do is follow a checklist and pocket the commission. The op is talking about selling and not buying, so he/she is looking to get the most value out of their sale. 1% on a 1m house is still 10k and I'm not sure if redfin conceirge service warrants that 10k or whatever 1% selling price. You should do the math and see if it makes sense
