In Bay Area, you have to give 30 days notice if you are planning to move out at the end of the lease. The 30 days deadline is coming and I want to continue living in this apartment. My question is: is it better to bring up the renewal or wait until the landlord says something? My thinking to not say anything: I don’t want my rent to increase so if I initiate the conversation then maybe they’ll use the information that I want to stay as an advantage to increase my rent even more.
If you are a good tenant, write a letter to your landlord two months before the lease expires, saying you are willing to extend the lease on the same terms for a period of one year. This way, you're making it seem like you're doing him a favor by agreeing to stay. It worked for me every time.
Usually leases continue on a month-to-month basis after a year. You give written notice 30 days before you want the lease to end, not 30 days before the end of the year.
