Why is east San Jose so cheap? I see a ton of single family 3 bedroom homes going for <800k. Looking at picking one up for living in and renting out the other 2 rooms to hopefully cover a good portion of my monthly payment. Crime? Poor schools? Undesirable area?

For those of us NOT in the Bay ‘under 800 is cheap’ is a lol moment. I recommend you do some rent versus buy calculators. Just google them. In some cases it may never make sense to buy.
If you’re using a rent vs buy calculator, make sure to factor in appreciation in property value. While your rent to mortgage ratio may be lower here than in most other parts of the country, you’re more likely to build up equity in your property through appreciation in value.
Cash flow is king. Betting on Appreciation is pure speculation, might be good at smaller scale or with play money but not your life’s savings

East SJ is mostly hispanic working class area. Bad commute, bad schools, school gangs etc. Nothing to do if you are single, undesirable if you have kids. Some areas are better than others.

Its still viable if you are single or if you dont have kids.. be very careful where and what.. gangs and drugs are all over the place. Also usually very crowded parking.. not a fun place but a good deal vs high rent
