Why would you do this? You give up help if you need it and frew money in exchange for...what?
The seller typically pays buyer agent fees so I wouldn’t recommend buying without.
Don’t waste your time trying to do it alone. There’s way too much competition out there and sellers won’t have time for your inexperience. Only situation where this way may work is if this is your 3rd or so purchase and your office is all cash, no contingencies, 7 day escrow.
Never do no contingencies even in an all cash deal. No remedy (which I do) differs from no contingency (bad)
If you’re buying in certain parts of the Bay Area - it’s almost impossible to be a winning big with contingencies. Unless your offer is significantly better for the seller.
I recently wondered the same question. TL;DR turns out if you’re buying there’s no incentive to you to not have an agent so just get one. If you’re selling your house, however, that’s a different story.

I just got my offer accepted today with no agent. I had a lawyer write up the purchase contract and sent it to the listing agent. I got 3% back for closing costs since I had no realtor! Lol to people saying to get a realtor. It’s so easy if you just take the time to do it. Save some money. The buyer will easily give you the 3% back on the purchase price or closing costs.

This differs by state. In some states (including mine) the sellers agent cannot legally give you a kickback. Caveat emptor.

Redfin is amazing, makes sense and everything is easier... do it, like the Uber of real estate
I would recommend to find an agent who returns a good part of his commission, google “real estate rebates”
Just go with Redfin, they are full service agent with rebate, you get the best from both worlds
