We are considering buying a home in Lake Stevens. It’s a mainvue new construction ( Daysala Community). I understand that Commuting from and to Seattle will be a challenge but the schools seem pretty good. The elementary school we are targeting is Glenwood Elementary. Any opinions / advice will be much appreciated . Thanks.
Lake Stevens is up there. The train will eventually run up there..... depending on time of commute... drive could be hard.
Yes commute is an issue but the value for money seems like a good trade off at this point. Scoop app is a good option too for car pooling. Amazon subsidizes it so the cost is zero if u r riding. For driving you get paid which isn’t bad considering you get to drive in the HOV lane and get some money as well!

From Everett it’s ok. What I like is much cheaper costs, water, electricity is cheaper. There are more suburban stores like winco, Costco, Home Depot, etc. schools are hit and miss. Communities are more laid back/working class. Cities are still growing a lot so traffic can become a lot worse still. Marysville has been growing a lot from what I heard. There are some parks that are ok. It’s decent, commute I felt like was the biggest issue for me personally. Prices appreciate a faster closer to urban centers, if you care about that. Crime can be disturbing sometimes, but aside from stealing mail I never had issues. Which happens even now (recommend getting a lock mailbox anywhere). You decide, I had relatives who lived there, but not me personally. You decide, feel free to ask neighbors too, I never did that and regretted it.
Yes agreed. It’s a new community which is just starting so not sure about the neighbors but I guess it doesn’t hurt to ask around. From what I hear Lake Stevens is awesome for families . Also considering I am getting a brand new 2700 square feet construction with a backyard and great schools doesn’t seem like a bad deal in this climate. From what I hear MainVue is a top class luxury builder and the same plan in east side will easily cost 1 million plus. This new construction is costing me about 610k which still is expensive in my books but I have been told it’s an awesome price!
Electricity and water cheaper compared to what and by how much? Is it because of different from King county? Do you have to deal with trestle commute issues?
How is the commute compared to eastside (Bellevue, Issaquah)?
So the minimum in normal traffic is about 45 mins and the max I have seen so far is 1 hour 15 minutes which is not bad in the current traffic situation everywhere I reckon.
We are moving to Lake Stevens next month. We are in Mill Creek now and the commute difference is around 10-15 one way. If you start after 9 am in the morning, there shouldn't be any issue. I drove myself multiple times to make sure commute is ok. All we hear about terrible commute is during peak hours. There are good options to... Van pool, car pool, Everett station 510 or driving alone. I don't prefer driving alone. I am trying to pool people for van pool. So many people are moving there

What is the appeal to NVIDIA?
I lived in Everett for about a decade and commute at first was ok from Everett at first. The main issue is that it got worse because of a lot of new construction occurring in Woodinville/Bothell. The main issue in I5 being how many huge apartments are coming up. The only way to make it work might be mass transit and/or unusual work hours. Can’t say much on lake Stevens itself sorry.
