Reach out to few: BofA, Wellsfargo, Credit unions. They need your business more than you need theirs. Pit them against each other and have them beat the other offer.
Just don’t give them your social or they’ll pull your credit in order to lock you in
Use a mortgage agent who will do this exact shopping around for you.. they will take a commission, but it evens out because, they let you access wholesale rates from lenders
Most the lenders in Bay Area are thugs. They will want written proof to match their competitors rate and then they will beat it. Like another user indicated, call a few and ask your friends who bought homes as well for their contacts. Pick not just the one who gave you the least but one whom you are comfortable with. You want the lender to respond when you have questions or want to close on time.
Sort in ascending order the rates shown on Zillow mortgage. Online lenders are more likely to beat any big brick and mortar bank. Sebonic Financial has a rep for being very competitive. Alternatively, Annie Mac.
I would use bankrate, lendingtree, or another site like that

Many places will give bait and switch numbers, but no. There is no one site that will give guaranteed rates and terms across lenders. The industry doesn’t want transparency, they extract rent due to the lack of transparency.
In this case what's the process? You definitely don't want to explore 100 options / lenders . Appreciate the comment.
Shop published rates then explore further with a few lenders.
