I will be starting a job in San Fransisco soon. Should I put this money as my down payment and buy a property? Or should I invest the money and rent a place? If investing is the answer please give me suggestions, I'm a noob! In general if you have some sources that I can educate myself with please share them here.

If you just have 100k laying around liquid, real estate in the Bay is not a great idea if you dont already have a diversified portfolio. It's hard to find a place that'll cash flow if you're living in it. It's possible, but you'll have to search for a while and hope to not be outbid by someone that just intends to live there. I'd wait for the colder market and hit it aggressively if you're hellbend on getting SF property. Out of state real estate investing is an option, but consider your options carefully. Imagine you were given a home worth 100k somewhere in America, where in America would you keep this house over selling it and putting that money into investments? Ignore transaction fees. That's where you should do out of state real estate investing. If you go this route, HMU for advice. There are also a few real estate meetups here where you can network, sell deals, buy deals and such. It's better to get your feet wet with these sort of meet ups than to dive in on a mortgage in an unknown city months (or days) away from an impending recession. You'll also need to form relationships with at least one real estate agent, so these meet ups should be a first step even if you do decide to go all in on a mortgage. I would actually say rent for 3-6 months at least. A year might be preferable. It will take a while to find a property you like that others don't outbid you on. Get a good realtor.
