Yes. This is good option and can be 6.5% yearly appreciation of money. But value of money also depreciates. I guess it’s better to rotate money in other investment options.
You ought to pay tax in US on those 6.5% bringing down the effective rate
Real estate has been my bet mostly. In certain cases check with the banks too 2 yrs ago I got a guaranteed 11% return from IndusInd where they were betting on the Yen
I never see an NRI who is from India. I thought NRI is an Indian living outside India.

Mutual funds, start SIP.. buy commercial shop, don't invest into real estate..
Good suggestion on buying commercial shops. Would like to know more details on why not in residential.
Real estate prices are not going to increase much, plus for residential you have to pay maintenance and all, monthly rent is not going to be more than 20k max.. for commercial it will be around 70-80k
Other option is buy road facing shop which has already been rented.. you need to find agent though
Kotak securities. Buy stable stocks like maruti, tvs. Rivals FAANG in growth percentages. See 5 year chart.
