    Pros: conversion rate
Cons: every speculative investor and foreign buyer already beat you to the 2 major cities and surrounding areas, and there’s not much confidence so there’s likely going to be sharp dip in value over the coming years

I bought over a thousand acres in Saskatchewan. Then the transactions to my bank failed so all my land rights were revoked.

The foreign buyer tax pretty much negates the exchange rate advantage. Probably need to wait for the next recession to buy.

Check condos in downtown Toronto. You can have positive cash flow by renting it out.

I was a small landlord when I went to University of Waterloo.

Mediocre return. Too much snow. Taxes will be a huge headache because you need to file Canadian tax and US tax.
