I am planning to buy a house and found some really nice houses in Dublin close to BART. However the commute to SF is really long since I work in Soma. Door to door it’s about 70 mins one way. However I am not sure if this is the best area to buy a house in? Any suggestions or advise?
Long commute but large homes (esp new developments) & good schools
It’s a good area.
I was looking at it too. Nice community and newly built. But if for some reason you move jobs to south bay or peninsula, you are basically looking at 90 mins at a minimum one way. That becomes tiring after some time. However 1.4M will get you a really really nice new construction
It's great if you have a family. BART will extend into SJ in the not so distant future so you'll only be stuck with the sf commute for a limited time. Unless of course you decide to move to Workday.
Yes we are hiring!!
We use workday at google and it sucks. Nothing against workday but our ghr software was far better than the shitty workday app.
When did Google switch to Workday? I missed gHR when I switched companies and had to use Workday at my current company. On the flip side, I've heard good things about working at Workday
Looking out there as well. Pretty much the only option if you still want a new construction SFH. Lots of homes going up in the Boulevard master plan community. Keep in mind that it’s backed right up to an army reserve military base and a jail. Two very big red flags right there. I’d stay away from that particular community. IMO, the convenience of being right next to the BART isn’t worth it. The city will drag its feet to build more schools to meet the growth in this area where they’re building like crazy. Look further north into San Ramon. Schools are better, and the communities are better planned. The Gale Ranch Area is kinda crazy over developed as well, and I would recommend looking at the west side of the San Ramon. If you work in SF, Walnut Creek and Danville might be worth looking at to. There’s a BART station there as well. Black hawk is also super nice as well, but I’ll add 15 minutes to your commute.
Thanks for the great info! What are your thoughts regarding San Ramon vs. Danville?
Both nice. Danville becomes more expensive. Walnut Creek is more expensive than Danville, but it has a BART station and has more established amenities. San Ramon seems to be the sweet spot. That’s where we’re looking.
Both are about the same, Danville is more expensive then SR. They don't have bart
Thank you. So the main consideration would be schools then?
I heard property tax rate is higher in San Ramon thereby delivering good quality schools. Is this true? What is the property tax rate there?
Depends. Gale ranch is 1.4%. Other new master planned neighborhoods I’ve read are 1.7%. Older established communities are 1.2%. So it does very a lot. Probably directly proportional to how good the schools are. The simple rules is older communities have less infrastructure assessments. Thus cheaper taxes.
Damn that is quite high. 1.7 percent on a 1.3 mill house is like 20k in taxes. Shit
That's why it is cheap, the commute is long.
