Is it good idea buying house in Hayward considering it will become another Fremont or Dublin in next 5/10 years.
Is it a safe area? I heard mixed opinions about that
It’s safe up the hills at Stonebrae. Loved it there
The schools are pretty bad except for Stonebrae Elementary
Maybe relatively.... but Stonebrae’s rating seemed to have dropped since we moved in to the area last summer... :( our kids are not quite at the age yet, but maybe it’ll improve in the next few years.
The Stonebrae community is awesome. Some houses have views all the way to SF skyline. And most houses are >3000 sqft
It won’t appreciate like Fremont
It won’t come close to Fremont in 5 year, but 10, maybe? We personally bought in Hayward Hills because we had a growing family and couldn’t afford anything close to what we got in the Peninsula. We spent around 900k for a 5/3 which would have been close to 2MM in Millbrae or San Carlos. It is right outside Stonebrae, so we are not paying a premium for the gated community plus HOA. We have a 2yo and a newborn so don’t really need good schools yet. We might move again in 4 years to a better district.

Hayward property values suck, dnt move there. Move elsewhere, Oakland! That's a good investment
I believe so. with BART extension to silicon valley and FB opening satellite office in Union City, it is ripe for gentrification and appreciation.
