Curious if anyone has been on either end (mostly interested in the seller side) of an off market real estate transaction in a hot market recently. Considering this is an effort to avoid the mad rush of mostly unqualified buyers and possibly work out a few months of rent back. tee cee tree fiddy
I’ve been on that side. I sold to someone through a friend who had bought another property close by as an investment. Usually seasoned invested buyers are better to deal with than naive first/second time home buyers. I also got burned once and the deal fell through another time when the buyer was being really cheap. Do your due diligence - know your rate floor, know your trade offs of not engaging a realtor and the extra work you might have to put in.

I've exclusively bought off market and highly recommend it. On your side you avoid the last minute remodel the randos touring your house and having to deal with a bidding war etc.
I keep in touch with a couple of realtors that find these, and keep asking them if a new off market listing has come up in my budget. Narrowly missed buying one and still waiting to find the next one. Do you recommend any strategies on finding off market homes?
Get an agent who has been working at least a decade and has a network and when you find a neighborhood you like go door to door and leave your contact info.
