I saw this place has been on redfin for like 72 days; I was also getting the feeling the sales guy was pushing me. It's a lot of factor; my agent isn't helping either. I am super newbie so I don't know if I am playing the game properly.
If your agent isn’t helping, it’s time to get a new agent. RE agents are there to partner with you and work in your best interest, not someone else’s.

It's weird I am very confused. The sales guy said someone made a higher offer and it's off; if they don't sign the contract by Thursday I may have a chance

So I am curious, will writing a personal letter to the builder with an offer make any difference? I suck at haggling and striking a deal but I think I have decent letter/email writing skills.

Go check out homes 2x your budget and you’ll feel that what you missed out on was garbage and you’ll move on.
