Not necessarily. It's interesting to see what prices were like X years ago compared to now. Personally I think rents will continue going up at similar rates in the near future.
Housing is insane for purchase but rents are ridiculously cheap. You can rent a good 2B/2B almost anywhere in bay for under $4k. $3k itself will get you a decent place in the bay. But buying costs $6k+ easy

Based on what I'm seeing, I wonder if it's better to get a rent-controlled place that's slightly above your means so that you'll be locked in at a decent price if you get a raise in a couple of years.
It is not easy to get a rent controlled lease, they like to rent to people who would rather buy a house than the rental bargain in a few years when they have kids. So, yup, the real people they intended to protect lose out once again.
How would they know though? Just tell them you're planning to buy next year... and then change your mind
