Selling or renting out a home in Seattle

3 br, 2.25 baths, ~1600 sq ft. North Beacon Hill neighborhood. It's a 2014-built freestanding townhouse, so finishes are nice and modern. Views of Mt Rainier from the rooftop deck. Bike commute to downtown is 20 minutes. Super close to eastbound I-90. Putting feelers out here before we start marketing it for real everywhere. DM for more info.

Rent it. Rate of return on rent over long term is around 15-20% on your base investment which is pretty good. Plus market keeps on going up due to inflation

I'm so conflicted, on the one hand never sell real estate but on the other never buy a condo/townhome...so I guess...sell.
