Around Milpitas BART area condos or town homes are starting around 850k.. around 1100 sqft.. plus upgrades and closing costs. Is it worth buying at this price ?
As investment, no one knows for sure. As random opinion, 850k range hits a lot of would be buyers in just the right range. Milpitas smells but new homes can generally find buyers pretty easily.
Depends on your current financial situation. Don't try to time the market. Don't listen to people who say they bought it for 500k in 2010 and you should also buy for that price now. Markets don't work that way. It's a question of affordability and alternatives. If instead of buying it, you rent a place and end up paying much more than your mortgage, I wouldn't consider it wise.
Worth it? May be not.. but the area close to bart and near 680 N is pretty safe and no smell here
There is way too much demand in that area. Last I heard, there was a huge waiting list for the homes yet to be build. Are you already in the waiting list, or just thinking about it?

If your budget is 850K, thatโs a good area to buy a home in. BART, VTA, proximity to companies, new elementary school, and no Milpitas smell make this an attractive area. Most people think that Milpitas smell covers the entire town, NOT true.

Worth buying, there is no smell in that area. Pockets of milpitas is good, esp close to north san jose and the price and demand reflects that. New elementary school, decent high school, stratford private school, bart, vta, super good connectivity and close to 101, great mall, other retail outlets opening up in the summerhill aptmts in front of dr horton, tennis court and park near pulte, there are several positives in the area. Given the price, huge upside still remaining as buyers spill over from sunnyvale/san jose. Almost all builders have flats there dr horton, pulte, lennar.
What do you guys think about buying in prime area like this or going little away and buy little bigger house for same price? Which one is better in longer run.
