Town homes around Milpitas GM

Around Milpitas BART area condos or town homes are starting around 850k.. around 1100 sqft.. plus upgrades and closing costs. Is it worth buying at this price ?

    Depends on your current financial situation. Don't try to time the market. Don't listen to people who say they bought it for 500k in 2010 and you should also buy for that price now. Markets don't work that way.
    It's a question of affordability and alternatives. If instead of buying it, you rent a place and end up paying much more than your mortgage, I wouldn't consider it wise.

      Every week when they are releasing new homes... builders are hiking prices even after interest rate hikes. Is it artificial demand created by real estate builders/agents or actual buyers in the market?

      Check the sales. If these homes are getting sold it means the demand is not artificial.

    There is way too much demand in that area. Last I heard, there was a huge waiting list for the homes yet to be build. Are you already in the waiting list, or just thinking about it?

      If your budget is 850K, that’s a good area to buy a home in. BART, VTA, proximity to companies, new elementary school, and no Milpitas smell make this an attractive area. Most people think that Milpitas smell covers the entire town, NOT true.

    Worth buying, there is no smell in that area. Pockets of milpitas is good, esp close to north san jose and the price and demand reflects that. New elementary school, decent high school, stratford private school, bart, vta, super good connectivity and close to 101, great mall, other retail outlets opening up in the summerhill aptmts in front of dr horton, tennis court and park near pulte, there are several positives in the area. Given the price, huge upside still remaining as buyers spill over from sunnyvale/san jose. Almost all builders have flats there dr horton, pulte, lennar.

      You summed it pretty well! I love Milpitas.. the only downside is traffic, but you can still find timings that suit you...

    Worth it? May be not.. but the area close to bart and near 680 N is pretty safe and no smell here

    There is a air quality check that makes sure it guarantees safe standards of living . Also there is special valor seals that are mandatory to be used by the builders and get the inspectors to check ... another reason too old properties may be having foundation issues

    Even I am looking at these communities.. in which community are you getting 1100 sft for 850k? I don’t see anything under $1M here even condos at Dr hortons or Ellison park. For townhomes here 1700 sft is $1.25M is it worth it?

      Is it worth it? Depends on your alternatives in this market. I believe the alternative is to buy a home in East Bay or something, so long commute.

I heard from my friend that he backed out from pulte in the last minute as he was told about this in the disclosure .. not sure if this is not an issue anymore .. as I am guessing they got all the permits to build now

    Depends on what you want in the short and long run. From home value increase POV, buying one closer to workplaces has been a better investment. But if you want a good school, nice home, etc, areas like Pleasanton are good too, in similar budget.

    As investment, no one knows for sure. As random opinion, 850k range hits a lot of would be buyers in just the right range. Milpitas smells but new homes can generally find buyers pretty easily.
