What happens if I move before my lease is up?

I want to renew my lease (bay area) for another year bc I’m not ready to relocate before it ends and the month to month price is obscene but I don’t know how many months I’ll stay before relocating somewhere else. What happens if I need to move before renewed lease is up? How much should I expect to have to pay?

    1 month’s rent + notice is the CA law. Read your rental agreement

      No idea. Okay, I was a bit wrong. You technically owe the “loss to landlord” due to not finding a suitable replacement, which could get interpreted as 1-2 months’ rent.

      Basically you owe me the balance. However, if you find someone who would take over the lease I’d let you off the hook.

      Otherwise you’re on the hook till I find a replacement.

      That’s the law in IN. Dunno how much it differs in CA

    For my apartment, it was 1 months rent + 30 days notice to cancel early. Month to month * 9 months was about as much as one months rent, so it was cheaper to do month to month since I knew I'd be out in a shorter period of time.

      my month to month is 50% more than a lease, so basically anything more than 2 months would be wasting money

      That’s steep but the landlord is trying to smoothen out the revenue curve because M2M allows you to leave on a 30 day notice.

      Check to see if they will agree to a 6 months lease at a slightly higher rate. There’s nothing that says a lease must be a year. I’ve done 6months to 5 years.
