Suppose you are a couple who can comfortably live in a 1BR OR 2BR rental place. Why buy before having kids? If you buy you will either have to increase your commute or buy an expensive 3BR at least house for ~1.5M+. No one wants to buy a 2BR place since you can't add rooms later. In either case, your HOA + property tax + Salt limitation will be equal to rent before hand. So, why buy before having kids?

Sure, just make sure to add up your property taxes and how much money goes to pay interest, and consider if you buy now maybe five years from now the price will be about the same after correcting. It's not so cut and dry
House hacking so you can build equity early with other people's money. If you are staying in the area after kids, Buy before having kids and rent out the unused rooms to pay it down for 5-7 years and refi before having kids to bring monthly expenses down. But I agree renting now and buying in a cheaper state later also has appeal
