$700k and rents for only $2,500? Hard pass. You would have to put down half to get anywhere near breaking even on cashflow.
This is a much harder question than most people realize. The right answer is it depends: On your cash flow, risk tolerance, network of professional and organizational skills, attention to detail and tax strategy management. You can make money in most (all?) markets, the returns vary certainly (with timeline impacts) and you have to decide if it’s worth the overhead. I’m in 3 markets (OH, IN, GA). About to go into the 4th (FL). It’s worked for me. But I’ve been at this for 23 years now.

It's very cheap to buy a home in NC
Make sure to focus on states and areas with landlord friendly laws. Texas and Arkansas are very landlord friendly. Honestly in the end I believe if you want to invest/earn passive income with real estate that a good REIT beats direct real estate investment. Investing 200k in direct real estate will have you bagholding a long time before you saw real passive income. Also you need to manage the property manager and deal with repairs. An REIT you don't need to be the "boss" of the real estate.
