You can typically get .5% better rate if you finance through an online broker. Sounds scary but the process is simple, they're not cross selling you, and it's safe. Ultimately every broker will package up your loan and sell it, whether it's wells or bank of Kansas City.

I found some through Zillow mortgage. If you need to close fast double check that the company is a direct broker and their underwriting team and loan officers are close to each other preferably in the same building

Try wells Fargo, if you move your 500k to their accounts they give .50% discount on their rates. Right now their 7/1 arms are at 3.625%.
For 500K it's just 0.25% discount.
