Was looking at this property but backed out. Some of my friends said schools are not that good. Plus the homes didn’t fit our needs (no patio)
I think the schools are like 6/5/6. Does your friend have any insights on the safety of the neighborhood? Also if they have lived there previously do you mind putting me in touch ?
Op - those ratings are what I would deem as not good at all. If you are using greatschools rating the min really needs to be 7, better 8 to pass. If you don't have kids though it really doesn't matter. I will let others comment on safety.
More details OP- price , home size, appraisal value and estimated appreciation in 5 years etc
We haven’t finalized yet. Not sure about the estimated appreciation myself. We are just doing our diligence on the neighborhood first. Before we proceed to an offer.

Living nearby for last 7 years . 5 years in rental apartment and 2 years ago bought home here because didnt see issue in 5 years . 95050 zip code . Schools are bad but area is decent .
Lived there for 2 years, recent bought a home 2 miles from there. The current place has better schools than the old place though both zip codes are 95050
Can you rent one to live there for a few months first?
Umm I don’t think thats sustainable just by the scale of neighborhoods we are looking at. And we might get super lucky and super unlucky for those few months anyways.
