Snohomish county. Everything going 20+% above listing in the neighborhood, but luckily I got the best realtor. A real shark. She put lots of pressure on the seller by making a strong early offer with short and smart deadline (deal was off right after open house). She knows everyone in the business around and works 5am to 10pm. She put in so much effort the past 2 weeks, it had to work out. And it did!

No the market is not cooling off. It's just good timing, skills and some luck of course.

    • I bought one at close to asking price. But, I still feel I paid more. The increase was already baked into selling price imho. I still feel that agents are paid very highly for their skills and time. It’s very rare to find good ones among the chaff. Appreciate your post.

      Yes for sure the prices are already high. But bidding wars get our of control so I'm happy that I did not have to go even higher.

  • Early offers are always overpriced! You offered more than what seller asked. Seller knows no one is foolish to buy a house for a premium with interest rates high and housing market about to have a ‘change’ (not saying any direction). It was a no brainer for the seller.

    No points to realtor, they are no different, nice try!

  • Listing price doesn’t mean anything. It could be priced high or priced appropriately.

      I won't lie I was very surprised too when my realtor told me to make an offer at list price on this one . It looks like not all sellers are trying to milk buyers. The seller could've gotten more money but I think they liked how fast they could close the deal with me and with lots of guarantees. That's also why I praise my realtor, she was very persuasive somehow.
