So I'm 38 single, no kids, $305K TC, $1.5M net worth. I could feasibly buy a place now. I want a little more space but i've been living in nob hill for 9 years with $2300 rent-controlled 700sq ft apartment and its really hard for me to leave. All my money is working with the following stocks: MSFT, AMZN, GOOG, APPL, AMD, MA, UNH, SPY, JPM. All my extra take home money is just blown on travel, fun and women. Would you keep the apartment or consider buying?
Are you ready to stay in the same place for the next 10 years? The biggest advantage of renting is flexibility. You can easily change the place of renting

You can buy an investment home elsewhere if you want to build assets, but stay put in this house
For investment buy home in a fast growing market. Being single and being able to move anywhere is the biggest pro. Keep it flexible and dont buy a home to live in.
Buy a rental property in a non-rent-control area
Dont buy until you have a wife and kids.
