  • Wait for 1 year. If prices go up u can still buy if it goes down its ur profit. I think bubble will burst due to interest rate increases

Wait . I have done lot of research on Texas market since 2019. Not right time to buy . Market is crashing in next 6 month to 1 year ..You May try Houston now if u want to get lower interest rates but definitely not Austin or Dallas

  • We haven’t build enough houses for the millennial generation, so the housing market shortage is creating a supply-demand imbalance. More demand and not enough houses. No crash is happening any time soon, unless we hit a major recession and if that happens you may not be employed at that time..

    My 2 cents:

I own a house. The only reason I’m going to sell is to buy another house (upgrade, downgrade or location move). I’m not going to upgrade due to way higher cost and not going to downgrade because I may pay equal or less than my current monthly payment (my locked in interest rate is 2.75 30 years and my home price went up by 30%). Even if I move to different location - I can rent my house. Only reason I will sell my house is if I lost my job. There are many like me.

New construction - they will follow trend by seeing near by houses. Don’t forgot to include inflation, higher labor charges etc.

    Hope:
    1) No more bidding wars.
    2) There were several investors who brought house during pandemic. They are going to sell houses (already started) as they got sweet profit.

Right now it’s a tough decision and it depends on where you are buying your house. It’s up to your choice - if you think you can afford monthly EMI go for it but attest wait for 4 months. Don’t hope prices will come down drastically and don’t trust blind posts.

Edit: just now I saw it’s Texas. I won’t buy now and wait for next 4 to 6 months. Many moved to Texas during pandemic causing prices to increase. After RTO - not sure how it goes.

Recession is outcome of higher interest rates. Fed is increasing rates to tackle inflation and bring slow down . You need to take economics classes . Economics is not as simple as maths where 1+1 = 2

They’re doing it up to the limit. If they cross that limit = problem
