A sale in a neighborhood becomes the comp for the next sale.

How is this supply constraint not manufactured ?

Don't get me wrong. I would do the same thing. Just that I don't buy this low inventory bull shit. Inventory is low for a reason.

  • Any house is worth what the top bidder is willing/ able to pay..... no one is forcing anyone to pay the price the last house sold for in the neighborhood.....the constraint is the quantity of house available for sale in a specific area.....what is artificial about that? If anything, if you believe prices are "inflated", that would encourage people to sell when they might not otherwise......and increase supply on the market.

    When inventory is low im pretty sure listing agents work together to not split the bids (ie one at a time). Makes sense as the losers from the previous house get Fomo and bid higher
