As an #investor, the problem is there are so many people who are willing to take 0% cash returns just to own a #property and bank on appreciation. So stupid. I bought my last #SFR in Jan 2021. Prices shot up, and the market was flooded with #rental supply (mostly from Invitation Homes, FirstKey, and Main Street Renewal ironically). At this point the #economics don't make sense. I'd have to charge #rents no one can afford to make the numbers work. And sky-high rents in a market with too much inventory. I'm tapped out.

  • Landlords should pay additional property tax for single family housing imo. Will balance out the benefits for local home buyers who plan on living on property and provide local municipalities extra cash

    People will see shit like this and then complain about poor Evergrand. Forcefully deleveraged so people can actually afford a home. The great reset is coming. You will own nothing. Nothing will be produced. Just work on Gate's estate and pay rent.

  • I mean this is what happens when interest rates go down every year. Houses appreciate more than normal because they’re cheaper to finance. People who already bought, refi and use their equity to buy more houses that are also cheap to finance. How would a regular person buy a house in an environment where the brrr method is feasible?
