Hi Blind,

I currently have a SFH in San Jose Bay Area that I want to rent out. I’m wondering if anyone has had experience finding renters for a whole house and wonder what’s the best way? (I.e. Craigslist, realtor, Airbnb listing, etc...)

Best in my opinion would be:
1) highest monthly payment
2) tenant that doesn’t damage the property
3) longevity for at multiple years

But careful not to rent to idians, they will mess up your house with curry and 4+ ppl living in the same room.

Post on Zillow, much better than Craigslist these days. Then, use mysmartmove.com to screen tenants. Check your area for the rent amount. I do open houses on weekends, saves time. Tie a few balloons 🎈 in the front of the house.

What do the balloons do? Added Zillow and mysmartmove to my resource list. This is great.

So tenants can see your house easily. If you have a sign similar to realtors, use it. If you live nearby your rental, you don’t need a PM. Always follow what is on the lease, don’t give your tenants any favors. You will be fine.

  • Yep, zillow, you set the price it's not an auction, screen tenants, you cannot control length of stay. If you provide a good service at a fair price turn over is low. Don't rent exclusively to wealthy people, they have higher churn.
