Guys, any recommendation for going with redfin agent?
Pros/cons of both??

  • Skip RDFN agent. Do you expect any seasoned veteran in the real estate industry will be employed by RDFN? Ask your coworkers and friends for their agent(s).

    • There are always off market listings because there are circumstances where you need to liquidate ASAP. Leaving country, already found your new dream home, etc. it’s always going to net you a lower price but it speeds up the transaction.

    • To add, it’s why cash buyers win often with a lower price. Because the deal is done in 5 days. Even an underwriter approval with no contingencies can’t compete if the buyer wants the money ASAP (typically because they want to use that money immediately)

    • They have a fiduciary duty to their clients to represent them and their side of the transaction. I’m pretty sure a majority of their business is through referrals—I recommend my agent to everyone. Her interest isn’t in one transaction it’s in her career and repeat clients/referrals.

  • Depends. If an agent is willing to give away their own compensation they’ll likely not fight for you in negotiation. An agent that gives away their earnings is a trash tier agent

      ^ This. I bought and sold houses with both Redfin and "traditional" agents. In Bay Area and Seattle markets, your agent makes no difference. They basically handle paperwork. My experience with Redfin was great.

    • Counter offers consist of more than just price—transfer taxes, closing costs, etc all of which are negotiable terms. Also, there can be plenty of things that go wrong in a transaction even post offer acceptance. Appraisal issues, repairs that are discovered during the home inspection, etc all of which require negotiation.

      There is a high percentage of homes that are sold off market. Three of the homes that I’ve bought have been pocket listings that I wouldn’t have had access to with a Redfin agent.
