I want to buy Tesla model Y in 2021 but until then, I need a car. I want to buy a reliable compact SUV now (most likely recent used cars) with least depreciation in value in 2 or 3 years.

At least with leasing you are paying tax on the depreciation and not the whole car upfront. It can be cheaper depending on circumstances.

When you lease (with a typical closed end lease) you fix the depreciation amount financially, as long as you don't mistreat the car or drive more miles than the lease includes. You also save yourself the hassle if reselling or trading in, and if you overestimate the miles you'll drive or otherwise end up with a car worth more than the buyout price you can just buy it out and resell (or buy it out and keep the car.l

Whether it's better to buy or lease depends on a lot of factors but if you KNOW you are only going to keep the car 2-3 years as long as you can reasonably guarantee that you won't underestimate the miles you'll put on it a lease almost always ends up better (although still more expensive than buying and driving until the car becomes too expensive to maintain.)

The older the car the lesser will be future depreciation.

Not exactly true, although obviously a $500 car won’t depreciate much. But with a used car you want to keep an eye on big ticket maintenance items like timing belt. A 5 year old Honda or Toyota with less than 60k miles and a clean carfax report is probably your safest bet, but check the maintenance book.
