Has anyone invested in opportunity zone funds? Any pros and cons? Please share

    In addition to being filled with questionable funds, my state (CA) doesn't play along so I would anyway owe 13.3% right off the bat. And the fed is due in 2026. Not worth it for me

    If I was more directly involved as a property developer or a syndication I was in or wanted to invest in anyway, I could imagine taking advantage of this

    When I took a brief look at a slide deck one sent me, it seemed like the fund was absorbing most if not all of the tax benefit. They had a slide detailing how the better tax treatment helps the fund come out ahead, and it seemed to be showing worse initial returns, that only became reasonable once the tax treatment was applied.

    Would be interested if anyone has OZ funds that aren't pulling this
