Zestimate is some weird shit . Ignore it . See what houses are selling for , that will give you a baseline . When no one is selling or buying , there’s no data and at that point it’s guesswork

I would guess that sellers start high and gradually reduce the price. Zillow picks out those cases and sends emails to try to increase your engagement. So it doesn't mean anything unless you find some statistics.
