TC 600k My budget is max 2.4m. Both working in Apple and have 2 kids. We are looking at desirable neighborhoods with shorter commute to work. We are looking into Sunnyvale, Cupertino & Saratoga Cupertino seems to be dominated mostly by Chinese and felt like I’m the only Indian inside open houses :( and Sunnyvale seems desirable and Saratoga seems to be upscale neighborhood. I have couple of choices now, compromise on commute and buy in Saratoga with bigger lot size , buy in Sunnyvale with decent Cupertino schools or buy a fixer upper in Cupertino with less lot size I’m also looking for potential appreciation in next 5-8 years. What would be your choice of neighbor hood for SFH investment
Chinese community is actually much safer and quieter. Not a bad choice.
But no one takes care of the lawn
Sunnyvale is a pretty sad town in terms of things to do. Saratoga has a nice little downtown, as does Los Gatos
Sunnyvale is the crappiest town in the Peninsula/South Bay.
You will get no appreciation. Homes are not investments and they are already overvalued
I disagree I bought a home in San Jose in 2010 and it has doubled but same investment in Sunnyvale has gone 3x since then. Still a non school district
2010 was buyer's market and price were very low. 3x is possible if you buy then. Price at all time high right now, it's unreasonable to expect 3x gain. Best appreciation I think is 10-20% over next 5.
I’m not a local resident but Saratoga and Los Gatos are great areas. Seems much more peaceful. Note that the 17 goes directly through Los Gatos. Was up there during Summer and it backs up through the town (people heading to Santa Cruz beach), apparently all Summer. Being pushed up against the mountains really helps overall. Some nice family spots in the two areas.
My favorite areas in Santa Clara county are West San Jose (south of 280 and west of 17), Campbell, Saratoga, and Los Gatos. The other “good schools” cities don’t have as much amenities.
How about Rivermark Village in Santa Clara, this is brand new neighborhood with mixed communities.
Saratoga is very nice, neighborhood is upscale with lots of trees and well maintained front yards with many custom homes. Your 2M home will be surrounded by 3 to 4M homes. Sunnyvale and Cupertino that is the upper end.
I wouldn't do Sunnyvale if you plan on staying at AAPL. It's driven a lot by people who need to commute to mv or Palo Alto or menlo park. Your budget is a bit low for Saratoga but if you find something, it'll probably feel like the best value today. Saratoga will have bad appreciation because commute is getting worse. Don't expect much appreciation from here given prices are so high and you're targeting premium locations.
Saratoga bordering west gate center is good, commute should be 15 mins to Apple, schools are not Saratoga but pretty good
