I am looking to buy a new single family or a town home in Boston suburbs area; I work in downtown Boston. I am married, can commute 2hrs/day. Budget ~ 600K
Needham
Maybe something in Malden
Saugus was a good balance of price/commute years ago. Is it still or has that changed drastically?
Buy in Malden and commute to downtown.
Hingham entry level housing. Trains and boats into city. Nice town.
Housing is cooling all over btw-> https://www.bostonglobe.com/business/2018/08/02/housing-market-appears-headed-for-slowdown/lUkADMtFPmQw2Kw1M87zwN/story.html#comments Malden is not a good area for kids . Live in acton/needham.

Why are Americans obsessed with SUV?
Where in downtown? Are you single or do you have a family? Are you planning to drive or take public transit? I doubt you'll find anything "new" near Boston at that price, but maybe out in the suburbs.
Updated post description :)
So it depends where exactly downtown, if it's near North Station I would look along those commuter lines, South Station I would look on those. If North Station I would recommend maybe Acton/Boxburough, or Littleton. Housing gets even cheaper further out on that line in Ayer and Shirley. That commuter line also goes through Cambridge so you can hop off and take the red line anywhere. For 600k you might even be able to find something on Concord or Lexington, depending on how many square feet your looking for.
