A drop in the bucket but FWIW, Santa Clara has much cheaper utility cost. I bought in 95050 last year (Benton / San Tomas Area) and I love it.
Santa Clara is quite good. It’s going to only go up as sunnyvale madness reaches saturation. I would go for 95051
Any specific areas in 95051 that are good? And any to stay away from?
Forest park, San Tomas woods, maywood park neighborhoods are the best parts of 95051. Basically the area between Lawrence and San Tomas + homestead and stevens creek
Any idea how Darvon park is? Considering a few houses in that neighborhood
