All this price appreciation has been mainly with SFH. Why are condos left out?
Because condos are designed to make the people who build and own them (these are the same people btw) more money. It's silly to buy an apartment you still need to rent from the person who built it. Either straight up rent an apartment or buy an SFH. Condos are an awkward inbetween and clearly the market is confirming that. Excluding places like NYC of course.
Many condos in the Bay Area were apartment conversions. The only condos that are nice are the high rise ones with a lot of sound proofing but those aren’t cheaper than houses.
Condos appreciate the slowest and depreciate the fastest.

Yes appears to be a phenomenon everywhere in Bay Area. Condos have not appreciated at all!! Depreciated in some scenarios too. Hope it picks up when office reopens
Didn't people catch SARS in apartments through shared vents and pipes? Tons died because of that. People value safety
With the way ppl absolutely disregarded mask mandates and quarantine during covid in CA, I can assure you no one gives a rats ass about that
