Tips for selling home in Bay Area?

We are looking to sell our recently bought home but want to minimize the commission. We found one company that takes only 1% commission and also noticed sometimes people sell by themselves. Also learnt that some people sell through off market deals.

Has anyone tried any of these options and have any learning and things to watch out for to share from this ?

    It’s going to actually be 3.5%. Buyers agent still gets their 2.5%. FSBO is an option. But you’re going to want to hire an agent and pay hourly fees to make sure all the paperwork is legit and properly filled out.

      They don't care on the sale price, they care that they get the sale. It's correlated, but not the same thing.

      Both agents simply want a sale. End of story. Selling agents work their clients towards honest price discovery of their home and hope to get this highest offer. Buyers agents simply encourage their clients to offer as much as they are comfortable paying here and make offers competitive.

      The truth is your experience going with FSBO in the bay market is going to be a negative one. You automatically elicit low balls. If you don’t have enough equity for the sale, you will probably be burned with a FSBO as well.

      I would just not sell if you can’t afford to sell.

  • Never sell real estate but if you do hire a great agents and maximize the bidding war to get a tens or hundreds of thousand over asking. Easily worth 6%. If you don't want to do that sell off market to be and pay 0%.

    For sellers market like bay area, you can always use flat fee MLS and do all the work yourself
