Foundation inspection

I am interested in a house but seller has not done foundation inspection. House is with crawl space.
Property inspection report says there are minor cracks in several locations of foundation but they all seem usual due to house being fairly old (70s).

Is it normal to not do foundation inspection by seller as there was no red flag in properly inspection?

    You can request the seller to a foundation inspection. If he refuses you can say you'll do one on your own and at your own expense. Might cost you two to 500 bucks

      When was it built? It also depends on location. Less likely to have soil issues if you are far from bay

    Any bay area house that’s old enough would have settlement and cracks. Bay area soil in general is not that stable and think about earthquakes that these houses have experienced so far. Unless it’s on a hill, it’s not gonna randomly collapse and you can fix settlement with either underpinning or leveling the floor

    Almost nobody does foundation inspection as part of a home purchase. Don't worry as long as your house is on flat land and not a slope. Just look at the roof line and windows, and feel the floor as you're walking around. If everything is straight your house is fine. I've been in houses with foundation problems, it's very obvious.

      Slope as in the neighbors house is 5ft higher than that house? Any significant slope requires some sort of retaining wall to protect the foundation. I've been in a house where the street corner is almost higher than the windows, and it was obvious the land under the house was shifting. The floor was wavy 〰️

      Part of house is 3-4 feet below rest of the house. Basically there are 3-4 steps between garage/living room and kitchen.
