I'm on H1B visa and own a house. I've couple of rooms in my house that are typically empty and was wondering if I can put them on Airbnb to earn some passive income? I heard few conflicting opinions from friends in terms of limitations of H1B visa doesn't allow us to do this. #housing

You are allowed to earn passive income on H1-B. Investing in stocks, waze carpool, airbnb ... they all account for passive income.

Renting out requires you to do manual labor such as cleaning the house so cannot do it. If you can show your house is kept cleaned by third party cleaners and outsource that part then you could be able to do it.
Most probably ok. But I wanna ask another thing. Letting live someone else in your house is extreme invasion of privacy. Are you that poor to justify that?

Well, renting the whole place is one thing. Renting one room? Yeah I don’t get why people do that unless that’s your only option to put food on the table.

It needs to be completely passive. You can’t provide any services yourself: no cleaning, concierge, or meals, for example.

I had a friend o H1B who used to rent out his 2nd car on Turbo which seems like a similar scenario. I don't think he really investigated the legal implications though but has never gotten into trouble yet.
Anything which is a Passive income is allowed. Basically you are asking if a visa holder can rent a property or not? Answer is yes. To be clear of any issues, hire a person to manage any “operational work”
