    Redfin is the most random estimate in the industry. They even update their estimate every now and then which alters their historical estimates too. That is downright ridiculous. When I got my house my redfin estimate was lower than my buy price and over the last few years the historical estimate of that particular timeframe has shifted significantly up as well as down. I do not understand why it updates historical estimates. I think Zillow Zestimate is the most dependable.

  • How could they be anything but random? They cannot see the property or neighborhood. They are based on potential comps in the same ish areas at best.

  • More like +- 10% range depending on the condition of the house. But gives you a good idea

    • I don’t think so. Somehow I feel it’s based on sale price too. They keep on adjusting with neighborhood sales but still reliant on sale price of your house
