march listing in 2022 is even 200 higher than march 2019 and march 2018...

      this is what realestate agent do, they show you one datapoint and tell you the market is crazy,.. and i noticed recently they are sharing less and less new datapoint and they are all together using 1,2 same datapoints. last year every agents show you a list of new datapoints every single week. lol

      I don't believe this is from some genuine buyer. It's likely some investment firm bought it with this inflated price to justify higher prices in nearby homes. I have seen this before.

    hey - you are right, IMO the market is slowing down a bit as compared to a few months ago. It isn't altogether surprising that inventory is a bit higher because covid might have depressed supply a bit, and higher prices will incentivize potential sellers to actually sell. Inventory isn't that much higher than before though..

    More importantly, why is this so important to you? You seem to create posts very often proclaiming the death of the housing market. You will eventually be right. I know it sucks that housing prices are too high, but is this really what you want to spend your time doing?

      if demand is reducing and supply is the same,
      we will see more inventory! 3 months ago toronto has all-time low inventory but now the home price started to drop 10%-20%...
