Hi, The landlord has denied to return my full security deposit $1300 for a studio basement area I took rent in Bellevue, Washington. Landlord want to keep the full deposit for old vent filter (the time I moved it was old) and plastic cheap countertop replacement. This is the brief estimate the landlord gave to eat my full deposit $1300 - Countertop materials cost : $400.00 Labor cost : $800.00 Vent filter replace : $100.00 I asked for bills for for the countertop and vent filters the time I moved (1 year 4 months back) and now but they did not respond. I wanted to send a contractor to get quote - but I have not got any response from them. The landlord was disturbing a lot when I stayed there. They were walking out for any random inspection without even informing before including midnight 12AM. The pattern was they used to just come and knock the door and I used to have no life, but entertain them at any time. They took separate $200 for cleaning fee. Logically I believe, I am not responsible for damage of poor and unrealistic (plastic poor quality counter top and old vent filters). I can pay the amount only if they can present the proof with 2 set of bills. As they make kitchen area with plastic countertop, then their expectation was probably I will hold hot stuffs in my hand to save counter top. They are also not allowing to get a contractor from my side to verify their quote. Could you please help ?
$800 cost for labor? Ask that fool if he hires Ferrari mechanics to clean the apartment.
They already took $200 extra from me as cleaning fee. They are not showing any bill as proof.
In Seattle, depending on how long it took, $800 seems reasonable. Any type of home repair is crazy expensive here. $200 is what I pay to clean my house every month, so that sounds reasonable too.

If it was my flat I would keep the full amount as well..you need to consider not only the materials but also the owner’s time and labor costs. Next time if you don’t want to get charged treat other’s property with respect
You clearly damaged the counter. If charge you 1300 just for that.
Charge is not a problem, my problem is they are charging without showing any actual bill. Parts were poor and old. I have given my own house in rent too. I don't charge anyone for such issues.
You wouldn’t charge someone for burning / melting your counter? Your rental must be a dump if you don’t care about damage like this

Wear out vs damage. If wear out natural ly, no need to pay. If damage by you, take the responsibility
Sounds right. Not worth the hassle given the slim chance of winning. Always assume you security deposit is gone. I would have charged you more to fix the counter tops which you clearly ruined.

$1300 sounds cheap to replace part of the countertop. Owning a house in Seattle, home repairs are very expensive. This seems reasonable to me. And of course you can't put hot pots on a countertop, even with some expensive materials. Are you insane?
