Landlord visiting property

I'm leasing a house with some friends, but we're unofficially subletting to several people to keep rent costs down.
Our landlord said he wants to look at the outside of the house. Does he have the right to go inside as well? (If he did, he would find out pretty quickly that we have more people living there than are on the lease…)

    Yes, in almost all leases he has the right with warning to go in. They have to provide warning first typically, might be 24 or 48 hours. For emergencies, (pipe break) they can go in with no warning.

    Under California law, you have the right to have visitors for less than 15 days without asking landlords permission - that is not considered subletting/breaking the lease. Tell your landlord you have visitors.

      while that's true, if he came back in a month or so and still saw them, and then a couple weeks later it would backfire. I tried to do that with cats before and they busted me lol

    No they are not allowed as far as lease agreement is concerned.. I am very open and usually dont care but once he himself told me to lock the door around and re read the agreement

    For large apartment complex they probably won't care, but individual landlord who discovered you subleasing without telling him or her will totally try to kick you out for lease violation. It puts more wear and tear and more liabilities if things happen.

  • You can always stage the place and if he asks just say that they are friends
